Strawberry Fields Home Specifications
FOUNDATION:
- Footings to be 3,000 P.S.I. poured concrete reinforced with rebar
- Foundation walls to be 3,000 P.S.I. poured concrete
- All walls below grade to be water proofed
- Perimeter drains around all footings
- Basement floor to be 3" thick of 3,000 P.S.I. concrete poured over compacted fill
FRAMING:
- All framing shall be of construction grade lumber
- Exterior walls shall be 2x6 studding spaced on 16" centers
- All joists, headers and rafters shall be lumber with sizes designed to carry required spans and loads
- All wall sheathings to be 7/17" OSB
- Roof sheathing to be 1/2" CDX plywood
- All subflooring to be 3/4" tongue and groove plywood or high-performance board, glued and nailed to joist
ROOF SHINGLES:
- Architectural roof shingles with a 30-year manufacturer's warranty
SIDING:
- High-quality vinyl siding on sides & back
DOORS:
- Front entrance doors to be wood with mahogany stain w/dead-bolt locksets
- Door between garage and house to be fire-rated
- Garage door to be wood w/opener and remote
- Patio doors to be slider doors in sizes specified on plans
WINDOW:
- All windows to be Low-E, high-performance vinyl, double-hung clad except for the kitchen, which will be a casement
- All operating windows to have insect screens
SKYLIGHTS:
- All skylights to be Velux
INSULATION:
- R-19 insulation will be installed in all exterior walls
- R-38 insulation will be installed in all ceiling joists
INTERIOR:
- Interior partitions shall be 1/2" sheetrocked with all joints taped and 3 coats of spackle
- Walls between house and garage shall be 5/8" sheetrock taped and spackled
- All ceilings to be painted
- Walls to be painted with primer and 2 finish coats Benjamin Moore Paint, or equal, in colors selected by buyer (maximum 2 colors per unit)
- All interior trim and doors shall be painted in semi-gloss
- Zero-clearance gas burning fireplace in living room with mantle, marble surround and tile hearth selected by buyer from seller's samples.
- Exterior chimney to be cultured stone
TRIM:
- All trim to be 2 1/2" colonial pine casing and 3 1/4" base
- Interior doors to be 6 panel
- Trim to be painted
- Closet shelving to be of the vinyl covered metal wire type
- All handrails to be solid oak finished in a semi-gloss polyurethane
FLOORING:
- Kitchen and all bathrooms shall have Ceramic tile in styles and colors selected by buyer from seller's samples (allowance applies)
- Hardwood flooring in either living room or dining room (allowance applies)
- All other rooms and stairs to be carpet chosen by buyer from available selections
KITCHEN:
- Cabinets' raised panel oak
- All counter tops to be laminate from available selections
- Option: Granite at special pricing
- Kitchen sinks, kitchen faucets, etc to be chosen from seller's selection
- 1/3 HP garbage disposal
LAUNDRY:
- Hookups for washer and electric dryer are provided in laundry room
PLUMBING:
The following items to be selected by buyer from seller's samples:
- Tubs, sinks & associated fixtures in standard colors
- Acrylic fiberglass tub; option for wall tiles
- Pedestal sink in powder room (Townhouse only)
- Two exterior hose bibs (1 front, 1 back/side yard)
- Option: Central vac system
HEATING & COOLING:
- Gas-fired forced hot air heat with central a/c 2 zones
